What the rules say
BS 5839 recommends a weekly test of fire alarm systems from a manual call point, and BS 5266 recommends monthly function tests of emergency lighting plus an annual full-duration test. HMO licence conditions very commonly require these tests to be carried out and recorded — an empty logbook is treated as if the tests never happened.

Does my HMO really need weekly alarm tests?
If the property has a fire alarm system (as most licensed HMOs must), BS 5839 recommends a weekly test and most licence conditions require it to be documented. Whether you do it yourself, your agent does it, or we do it — it needs to happen and be recorded. We simply make it automatic.
What’s involved in the monthly emergency lighting test?
A short simulated mains failure to confirm every emergency light actually illuminates, a visual check of the fittings, and a record of the result. An annual full-duration (usually 3-hour) test is also required, which we can schedule as part of the plan.
