What the rules say
BS 5839-6 sets out which grade and category of fire alarm system a residential property needs, based on its size, layout and occupancy. For licensed HMOs, your local authority licence conditions will specify the system required — typically a higher grade than a single family home. An unsuitable or unmaintained system is one of the most common reasons HMO licence inspections fail.

What grade of fire alarm does my HMO need?
It depends on the size, number of storeys and layout of the property. As a rough guide, larger or higher-risk licensed HMOs usually need a Grade A system (control panel, detectors, call points and sounders), while smaller shared houses may be fine with interlinked mains-powered alarms (Grade D1). We survey the property and recommend the grade BS 5839-6 and your licence conditions actually require.
How often should a fire alarm system be serviced?
BS 5839 recommends servicing at least every six months for most commercial and HMO systems. On top of that, the alarm should be tested weekly — a service we can also take care of with scheduled testing visits.
Can you service a system you didn’t install?
Yes. We take over servicing of existing fire alarm systems regardless of who installed them or which manufacturer’s equipment is fitted.
